Will Hurricane Delta Strike Mississippi Delta Causing FEMA to BK Like Delta Airlines?

As we plunge deeper and deeper into the Greek Alphabet we have to wonder how can FEMA pay for all this? Each time we borrow money to rebuild it is money we must pay back. Can we afford to keep rebuilding on land which will be constantly be destroyed and devastated from disasters like Hurricane Delta?

Every time a Hurricane threatens to even remotely look like it might hit the warm waters of the Gulf of Mexico, oil futures spike and that means a hit to our transportation sector as well. We know that the final blow to Delta Airlines and their bankruptcy was the increased fuel prices due to the crude oil barrel prices. Will we find after these latest Hurricanes that FEMA simply cannot continue to borrow at these rates to rebuild on troubled ground so prone to devastation? The giant sandbar we call Florida and the Gulf Coast from the Mississippi Delta to Key West is indeed one serious target of Mother Natures wrath as we saw from Wilma as she willfully broke Western World Weather Records as she packed a wallop of wicked winds. We can never forget Hurricanr Katrina and Rita either or the fuel price spikes they caused us at the pumps.

How much more can we take? How much more can we afford? How solvent is FEMA, how long will we be paying off these borrowed monies to rebuild what will inevitably be re-destroyed by dangerous disastrous devastating destruction over the coming days and decades?

Mortgage Refinance: What You Need to Know

If you are considering refinancing and want to know if refinancing will be worth it, consider if your interest rate is at least 2% higher than the going rate you will be saving money. Remember there are expenses involved with refinancing; less than 2% and it might be a while before you break even.

There are of course other reasons to refinance; cashing out equity in your home is one such reason.

You may be sitting on the fence when it comes to refinancing your mortgage because of a possible move in less than five years. It does not make sense to commit to a 30 year mortgage if you have to turn around and sell in five years right? If you think a move might be coming up in your future you can still take advantage of low interest rates by using a hybrid mortgage loan.

A 5:1 hybrid mortgage for example offers a low fixed interest rate for the first five years. After 5 years the interest rate becomes adjustable and your lender will adjust the interest rate every year after that. Find a lender that does not have prepayment penalties and you can sell the home after 5 years and still benefit from lower interest rates.

If you are refinancing for the long term you might want to consider prepaying points in exchange for a lower interest rate. Points or “discount points” as they are often called, represent 1% of the loan amount and are paid at closing in exchange for a lower interest rate. Many lenders require points; however, you can use points as a bargaining chip with lenders that do not in exchange for better a better interest rate or even more favorable terms.

What Is “Value” To Your Customers?

Perhaps it’s only fitting to mark the passing of one of my professors, Peter F. Drucker, by meditating on one of his favorite, and I believe, most important questions.

Whenever my classmates and I would boast about our products, our technologies, our specialized experience, or say anything at all self-serving, he’d swiftly bring us back to reality by noting: “All of that is fine, but what is value to your customers?”

In other words, it didn’t matter if we believed we beat the pants off our competitors by having more branches in more places. If we couldn’t argue convincingly to the internationally famous Father of Modern Management that our customers agreed with us, those branches, no matter how sparkling and expensive, were of no consequence, whatsoever.

In fact, by focusing at all on our own opinions, instead of actively monitoring and measuring our customers’, we err in two ways. We waste time and resources looking inward, which is decadent, and we insulate ourselves more and more from the only people who really matter in businesscustomerswho pay our bills and provide opportunities.

Value isn’t always obvious, Drucker would point out. We may think we’re providing one satisfaction when the customer is really deriving another, more significant satisfaction to him.

Take a modern gym, such as Bally’s or 24-Hour Fitness.

Their generally accepted purpose is to “get people into shape,” if you ask most of the people who work there. Certainly, many people buy memberships for that stated purpose. But there are lots of other reasons people sign-up.

For some, it’s a social outlet, for others, a sanctuary where they can set their own pace, relax, and escape the demands of family and co-workers. For a few, it’s a chance to preen, to show-off their abs or biceps or whatever the muscle de jour happens to be.

If you observe most members, they’re in no rush to move from station to station. They linger, and their heartbeats seldom seem to reach that magical aerobic moment when calories happily burn away.

If they’re pushed by the staff or by other patrons to work harder or faster, they rebel, if only silently.

They want to get into shape their own way, which of course, isn’t always technically feasible, but many folks con themselves into thinking that they’re progressing. Their victory is walking through the gym’s door, not in becoming an Adonis.

To run a financially successful gym, one would have to accept these customers and make it possible for them to maintain their illusions, because these illusions are satisfactions to them. Illusions constitute “value,” in the Druckerian sense.

He was fond of telling us how his young niece requested a special gift for her birthday, which provided no functional utility at the time–her first brassiere. Instead of dismissing this request, he understood it as a desire to feel more grown-up, and he honored her wish, giving her a truly valued gift, and great joy.

Not only do we have to ask the all-important value question. We need to re-ask it, if we hope to keep pace with and to retain our clientele.

Realities change, sometimes suddenly. GM’s biggest SUV looks very different when the price of gasoline spikes. Bally’s has to stay on top of trends, and offer Pilates or yoga classes, depending upon what seems to be in demand. It can’t say, “We’ve always run dance classes, and that’s it!”

Being guided by customer sensibilities can be very scary to some businesspeople. It requires us to challenge tradition and preconceptions, to open up, to ask questions, and to renounce authoritarianism. We need to be willing to really understand the viewpoints of others, and to cater to them, to serve them the way they want to be served.

We need to be prepared to abandon our favorite products, the ones that have defined us and nurtured us, when there is the hint that they no longer deliver value to the customer.

That’s tough, and that is part of the legacy of Peter Drucker.

As former GE CEO Jack Welch said, Professor Drucker had a knack for asking the right question, usually a deceptively simple one, that could add tremendous clarity and value to one’s business.

Do You Know That True Love Lasts For Only 12 Months?

People say true love lasts for ever but not according to scientists’ research.

They showed that the intoxicant which causes your head to spin
when you first fall in love with someone actually has its useful
life. They also say that the chemical which causes this, lives
for only 12 months before it fades away!

A research was conducted on men and women between the ages of 18
to 31, some of them had just fallen in love, some already
in a long term relationship and others were single.

Among those in the first group, these scientist showed that levels
of protein called Nerve Growth Factor- which causes those telltale
palpitations, sweaty palms and butterflies in the stomach.

But in couples who had been together for a year or more, the
levels had fallen back to that found in singletons.

Quoting Dr. Enzo Emanuele, who led the study at the University
of Pavia in Italy, said “We have demonstrated for the first time
that circulating levels of NGF are elevated among subjects in
love, suggesting an important role for this molecule in the social
chemistry of human beings.

Potential participants are required to be truly, deeply and madly
in love. The raised NGF levels when falling in love could be
related to specific emotions typically associated with intense
early stage romantic love, such as emotional dependency and
euphoria.

The specificity of NGF increase during early stage love seems to
suggest that it could be involved in the formation of novel
bonds, whereas it does not appear to play a major role in their
maintenance”.

The volunteers being studied by these researchers were asked to
spend at least four hours a day thinking about their lover whom
they’ve being involved with for six months.

Tests showed that both men and women who had recently fallen in
love had very high levels of NGF-227 units, compared with 123
units recorded in those in long-standing relationships.

Those who reported the most intense feelings also had the highest
NGF levels.

But when researchers revisited couples from the “in love” group
who were still in the same relationship more than a year later,
they found that levels of NGF had declined to the same as those
who were single or in a long-term relationship.

The team believe that NGF plays an important part in the release
of another chemical responsible for social bonding.

So while passion dies, the same chemical stimulates companionship
essential in any long-term relationship.

But you should know that there are now ways to stimulate this so
called NGF, because in order to have a sexy and spiced up
love life, you need to Recreate that original feeling.

Never think that because you’ve being in a relationship for more
than a year, it gives you the liberty to relax without spicing
it up. You’ll definitely fail and loose your lover. I don’t
think you would consider that as an option, or would you?

The Seven Deadly Tax Sins: Commonly Missed Deductions

It’s that time again, the April 15 tax deadline is looming large. If youre like most people, you havent gathered all of your tax records, let alone filled your return.

Before you dig in and get started, take this opportunity to first review a list of a few tax deductions to which you may be entitled if you itemize deductions but most people overlook. Many of these deductions are subject to various limitations, so consider getting professional help from your tax advisor and accountant to determine which deductions you qualify for and which items apply to your specific circumstances. Remember, there are hundreds of deductions throughout the tax laws; many of them can be quite obscure but also quite lucrative. Here are seven commonly missed deductions to keep top of mind:

  • Points on Refinancing: With interest rates so low in 2003, there was a great deal of refinancing activity. Any points you pay to refinance your home can be deducted ratably over the life of the new loan. Furthermore, all unamortized points on old refinancing are deducted in the year of the new refinancing.

  • Health Insurance Premiums: Any health insurance premiums you pay, including some long-term care premiums based on your age, are potentially deductible. Medical expenses have to reach 7.5% of your adjusted gross income before they give you any tax benefit. Self-employed people can deduct 100% of health insurance premiums paid for themselves, their spouses and their dependents.

  • Non-Cash Charitable Contributions: If you have used your charge card for contributions to charity, remember that the deduction is allowed in the year that you made the charge, not when you actually pay the bill. Also, you may write off certain out-of-pocket expenses related to charitable activities. Appraisal fees paid to value property donated to charities may be taken as a miscellaneous deduction subject to the 2% floor on miscellaneous deductions.

  • Higher-Education Expenses: If your adjusted gross income wasnt more than $65,000 ($130,000 for married, filing jointly) in 2003, you can get an above-the-line deduction for as much as $3,000 for any higher-education tuition and fee expense you paid. For 2004, the deduction can be as much as $4,000. For those at higher adjusted gross incomes limits ($80,000 single, $160,000 married filing jointly) the deduction is limited to $2,000 for 2004. This deduction must be coordinated with other education credits and savings vehicles.

  • Work-Related Expenses: You can write off many work-related and work-search expenses, such as education that maintains or improves your skills, certain business tools, dues to labor unions, cell phone depreciation, certain expenses to search for job in your present occupation, including employment agency fees, resum preparation, and travel expenses (local and out of town) and cleaning and laundry bills when on a business trip. Work-related expenses are subject to the 2% floor on miscellaneous deductions. Furthermore, if you buy a new SUV for business use that weighs more 6,000 pounds, and file Schedule C or other business tax return you may be allowed to write off the full amount (up to $102,000 in 2004) in one year as a business expense subject to limitations.

  • Clean-Fuel Deduction: If you are not in the market for a large SUV for business, you still can get a deduction for your personal car, another above-the-line deduction of up to $2,000 for 2003 ($1,500 for 2004) of the cost of buying a clean-fuel vehicle or a car that uses a significant source of energy other than gasoline. That includes hybrid cars, such as the Toyota Prius, the Honda Insight and the Honda Civic Hybrid. You get the deduction in the year you start using the car, and you must be the original owner.

  • Investment and Tax Expenses: In addition to forgetting to deduct tax-preparation fees and the portion of your legal, accounting or financial planner fees that relate to tax planning, many people miss deducting investment expenses. Those include certain fees paid to your financial advisor and/or broker and certain IRA fees you may pay directly. It also may include mileage for meetings and long-distance phone calls to your advisor or broker. Dont forget to include deductions for the cost of your investment publications or subscriptions, safe deposit boxes used for investment-related documents, these deductions are subject to the 2% floor on miscellaneous deductions.

Precognition Shock to Prevent Bullet Strike

It is a pretty well known fact and has been proven that the body seems to pre-adjust to changes in advance of events by a second or two. For instance there have been studies of test subjects with finger sensors, which would show the subjects pulse or adrenaline spiked right before they were to be shocked. Those of us who know about this have found ourselves in competitive sports with an almost uncanny intuition. Of course this favors the athlete who senses it and takes advantage of this just before an event on the playing field.

Have you ever noticed that you wake up a minute before the alarm clock goes off? Well then you MAY have experienced this same sensation. Some say in this case that it is pre-cognition of your rapid body change and that while in a dream state your mind is not stuck in time as in the waking hours. It flows thru other dimensions. Others say that concept is bogus and that your circadian rhythm is the explanation. Okay so we have competing theories and neither side has been able to prove convincingly either way one or the other is entirely correct. Some studies have been done in which someone else sets the alarm clock and the subjects still wake up just before the alarm rings? Interesting how is that possible then? Well, some say we can communicate or send thoughts out to those we know. And whoever set the alarm and is doing the experiment sent a little mental message to the sleeper and gave away the time? Bummer? But you cannot prove that.

I therefore propose an experiment. Get 40 people all sleeping and forty alarm clocks which are each set in advance by a computer with no clock on them, just little black boxes; all different times. Each alarm clock is to be set by a sleeping person at different times in different places. Then see if everyone wakes up just before they go off. Ah ha, then you will know if it is precognition of a very abrupt change in bio-rhythms from the sound of the alarm or if they stay sleeping until the end you know it was the circadian rhythm all along.

Now then in further review of this experiment, let us say a sniper is aiming at a group of US Soldiers and the insurgent is about to send a killer round, which will kill that soldier? Okay what if we put a device on the neck, a piece of tape with a sensor in it. The sensor would pick up a faster heart rate and thus trigger a twelve-volt battery to shock the soldier warning him. He would then duck or immediately do something different. This would be good in the event of guarding a checkpoint as well. Since in our first experiment we re-prove this innate sensation and ability exists, now we use it to save lives. Think on this. This experiment will cost $30,000 to prove.

As well as presenting an unsightly appearance, waste material that is allowed to accumulate may become a safety issue.

Full cans can become a fire hazard and overflowing materials are a common cause of accidents, such as falls. Waste baskets can also contain partially eaten sandwiches, half empty soda cans and other materials that can cause infection or foul odors. Prompt removal of waste material and cleaning of the cans will help to eliminate these problems.

For prompt and efficient trash removal, make sure you have the proper equipment: A brute, large sized liners (45 to 60 gallon) for the brute; medium (20 to 30 gallon) and small (10 to 15 gallon) liners for the trash cans you are emptying; and cloth and disinfectant so you can clean any cans that need it.

Before beginning, make sure you know where to start and where to finish. The easiest and most effective path should be chosen. It is generally best to proceed in a clockwise or counterclockwise direction as you work your way around the room. Empty trash cans, pencil sharpeners and pick up obvious waste on the floor as you work your way around the room.

Push the brute as close to the trash can as possible. This will also save time. When bending to pick up the trash can, pick up any litter around it. Then to actually empty the can, turn it over and as far down inside the brute as possible. This will reduce flying dust, ashes or small bits of paper. Hold the can in one hand and to dislodge any stuck papers, tap it on the side or bottom with your hand.

Before returning the can to its place, check to see if there are spots on the can and wipe it down if necessary. If you see or smell food products change the can’s liner. Place an extra liner in the bottom of the trash can, then put the fresh liner in the can and tie a knot in one end of the liner so it fits tightly over the can. Always return the can to its previous location.

Do not over fill the brute. Tie it with a knot when it is two-thirds full. Dispose of the filled liners in the provided dumpsters or set outside the door for later removal. If you must leave filled trash bags inside until they can be taken out to the dumpster, put them on a tarp to protect the flooring.

If you suspect an item has been accidentally tossed into a trash can and not meant for removal, remove the item and leave a note asking if it is indeed trash. Any boxes in rooms or halls should not be removed unless they are marked as trash. It is always better to be safe than sorry!

Remember, there is almost nothing more unsightly than an overflowing trash can. Follow these tips to make your trashing more efficient and to maintain a high appearance standard in your office buildings.
